The vast majority of Australian property investors overestimate the true cashflow by not calculating all costs and losses of income (vacancies, etc). To simplify, you can enter a single catch-all estimate for Expenses (% of rental income). I recommend 35-50%.This calculator is for an Interest-only loan (the extra cost of paying down equity could be considered similar to the opportunity cost of investing those extra funds).
